The Cost Approach Analyzer estimates the Reproduction Cost
New for the subject real property in the appraisal process. The cost approach template developed is
calculated on the cost per square foot basis from construction cost estimates obtained from local contractors and
cost services such as: The Marshall Valuation Service and sales of newly constructed homes, where the site value is
either known or can be easily estimated. The Cost Approach Analyzer
calculates the reproduction cost new and then estimates the accrued depreciation resulting in the depreciated cost
of the improvements including the site improvements. The final value estimate is then computed by adding the
estimated land value from the Land Value Analyzer.
